Before your stay, we’ll send you an electronic House Manual with all the necessary details, including check-in instructions, heating, and Wi-Fi passwords. A printed copy will also be available in the Guest Information Folder. 1. Guest Limit: The property is for holiday use only, with a maximum of 18 guests —no additional visitors or guests to stay without Owner's permission.. 2. Respect the Space: Please keep the property clean and treat furniture and fixtures carefully. Leave the house as you found it. 3. Noise & Conduct: Be mindful of noise and respect our neighbours. No dangerous, illegal, or disruptive activities are allowed. 4. Parking: Use the designated parking areas and avoid parking on the grass. 5. No Smoking: Smoking, including e-cigarettes, is prohibited inside the property. 6. Toilets: Only flush human waste and toilet paper. Please dispose of wipes, nappies, and sanitary products in the bins provided. 7. Furniture: Please do not move or rearrange furniture. Please report any damages or issues as soon as possible. 8. Secure the Property: Keep windows and doors clean and lock them when you’re not around. 9. Fire Safety: No candles, smoke machines, or open flames. Fireworks, Chinese lanterns, and bonfires are also prohibited to protect livestock in surrounding fields. 10. Recycling: Follow the recycling guidelines. Excess waste or incorrect use of bins may result in extra charges. 11. You’re responsible for any damage during your stay. Report any issues right away. 12. Walks: The present owner of Kilkerran Estate, Sir Charles Fergusson, wishes to extend an invitation to Ladyburn House's guests to walk and enjoy the estate and its policies and perhaps discover the last of a group of Silver Firs planted by Lord Kilkerran in 1707 to mark the Treaty of Union between Scotland and England. Golf: Ladyburn House is set within the heart of the Ayrshire golf country. Turnberry Golf Resort is 14 miles away, and Royal Troon Golf Club is 22 miles away. There is an extensive range of golf courses for all abilities and groups all within a half hour drive. Turnberry's magnificent International Standard and Competition Courses are just a short drive away. The International Standard Course at Brunston Castle is only 3 miles away at Dailly, and the excellent courses at Troon and Prestwick are less than 45 minutes by car. Beach: Maidens is a beautiful sandy bay with views over the sea to the Isle of Aaron. You can go for a drink in the local bar and enjoy their sun terrace, or have a three-course meal in the restaurant - best to book and ask for a window seat. Absolutely perfect for my partner’s surprise 40th birthday. Nenah has really thought of everything with this home and it was absolutely phenomenal. A fully stocked and well equipped kitchen, beautiful living rooms and outdoor doace. Everywhere felt clean and we felt like we were in a 5* hotel. Thanks again for absolutely everything and making our weekend so special!

What an incredible house, so much space! Newly refurbished, the interior was stunning and so tastefully decorated. The setting was beautiful & very peaceful, an abundance of gardens & out door space. Every bedroom was lovely & had an en suite which was a huge bonus! There were 2 large living rooms, huge dining table and a good sized kitchen. The kitchen had everything you could ever need and good quality appliances. Couldn’t recommend this house for a large group enough!
